By making a reservation, completing payment, providing identification and/or entering the Accommodation, the Guest acknowledges and accepts this Rental Agreement and the Guest Guidelines.
Landlord: Wellness Escapes – BLISS and/or its owner.
Accommodation: The holiday home known as BLISS, including the house, garden, terrace, parking area, outdoor jacuzzi, fire pit/fire bowl, barbecue, trampoline, and all facilities made available.
Primary Guest: The person making the reservation.
Guests: All persons included in the reservation and staying in the Accommodation.
2. RESERVATION
A reservation becomes binding once it has been accepted by the Landlord and payment has been received.
The Primary Guest must be at least 25 years of age.
The Primary Guest guarantees that all information provided during the reservation process is accurate and complete.
3. OCCUPANCY
Maximum occupancy:
6 guests
plus 1 child up to 3 years old using the baby cot.
Only registered Guests included in the reservation may stay in or gain access to the Accommodation.
Exceeding the maximum occupancy is strictly prohibited and may result in immediate termination of the stay without refund.
4. CHECK-IN AND CHECK-OUT
Unless otherwise agreed in writing:
Check-in: From 15:00 hours
Check-out: Before 11:00 hours
An approved early check-in or late check-out applies only to the relevant reservation and does not create any rights for future stays.
5. USE OF THE ACCOMMODATION
The Accommodation may only be used for holiday and recreational purposes.
The following are strictly prohibited:
Guests shall respect neighbours, park regulations, and applicable laws at all times.
6. VISITORS AND UNAUTHORISED OCCUPANCY
Only Guests registered in the reservation may enter or use the Accommodation.
The Accommodation may not be used for gatherings, parties, celebrations, meetings, or visits by persons not included in the reservation.
Unauthorised visitors are strictly prohibited.
Any violation of this provision may result in immediate termination of the stay without refund and may give rise to additional charges, damages, cleaning costs, security costs, or loss of rental income, all of which may be recovered from the Primary Guest.
7. COMMERCIAL USE
The Accommodation may not be used for commercial purposes without the prior written consent of the Landlord.
This includes, but is not limited to:
Any unauthorised commercial use may result in immediate termination of the stay without refund.
8. SECURITY DEPOSIT
The Landlord reserves the right to require a refundable security deposit prior to check-in.
The security deposit may be used to cover:
Any damage exceeding the amount of the security deposit remains fully recoverable from the Primary Guest.
The Landlord is entitled to offset any established damage, costs, claims, or other amounts due under this Rental Agreement, the Guest Guidelines, or applicable law against the security deposit, without prejudice to the Landlord’s right to recover additional amounts from the Primary Guest.
9. LIABILITY OF THE PRIMARY GUEST
The Primary Guest accepts full responsibility for all members of the travelling party.
The Primary Guest shall be jointly and severally liable for:

10. DAMAGE TO THE ACCOMMODATION
The Accommodation must be left in substantially the same condition as it was received, excluding normal wear and tear.
Guests must immediately report any damage, malfunction, defect, accident, or incident occurring during their stay.
The Landlord reserves the right to charge the Primary Guest for:
The Guest agrees that reasonable repair and replacement costs, as determined by the Landlord, may be deducted from the security deposit or invoiced separately.
Excessive cleaning includes, but is not limited to, the removal of smoke odours, animal hair, bodily fluids, vomit, food waste, rubbish, confetti, candle wax, glass fragments, stains, or any other contamination exceeding normal use of the Accommodation.
The Landlord is entitled to use photographs, video footage, statements from cleaning staff, maintenance companies, park management, security personnel, and invoices from third parties as evidence of damage, contamination, breaches of the Rental Agreement, or breaches of the Guest Guidelines.
11. KEYS AND ACCESS DEVICES
Guests are responsible for all keys, access tags, and other access devices made available during their stay.
The key must be returned to the key safe upon departure, and the access code must be changed after closing the key safe.
If a key, access tag, or other access device is lost, damaged, or not returned, replacement of keys, locks, cylinders, access systems, access tags, and related security measures may be required.
The Landlord is entitled to recover all resulting costs from the Primary Guest, including but not limited to replacement costs, call-out charges, labour costs, security costs, and administrative costs.
12. WELLNESS AND OUTDOOR FACILITIES
The outdoor jacuzzi, indoor bath with jacuzzi, fire pit, barbecue, trampoline, terrace, garden, and all other facilities are used entirely at the Guest’s own risk.
Guests must follow all instructions provided by the Landlord.
Children may only use these facilities under the supervision of an adult.
The Landlord accepts no liability for injury, accidents, loss, or damage arising from the use of these facilities.
Any damage resulting from misuse, negligence, failure to follow instructions, or use contrary to the House Rules will be charged to the Primary Guest.
The costs of repairs, replacements, additional cleaning, water replacement, service visits, or loss of rental income resulting from such damage may be recovered from the Primary Guest.
Temporary malfunctions, defects, or interruptions of internet, television, jacuzzi facilities, heating systems, electricity, water, wellness facilities, or other amenities do not entitle Guests to a refund, compensation, price reduction, or termination of the Rental Agreement, unless caused by wilful misconduct or gross negligence on the part of the Landlord.
13. CHILDREN
Parents and guardians remain fully responsible for supervising children at all times.
Children must never be left unattended near:
The Landlord accepts no liability for accidents involving children or adults.
14. SMOKING POLICY
Smoking and vaping are strictly prohibited inside the Accommodation.
Smoking is only permitted outdoors.
Any costs relating to smoke damage, odour nuisance, burn marks, or additional cleaning will be charged to the Primary Guest.
15. SECURITY CAMERA
For security purposes, one camera is installed at the front of the Accommodation.

Footage from the security camera may be used by the Landlord to establish violations of this Rental Agreement, the Guest Guidelines, incidents involving damage, unauthorised visitors, exceeding the maximum permitted number of guests, or other incidents.
16. FORCE MAJEURE
The Landlord shall not be liable for circumstances reasonably beyond its control, including but not limited to:
There shall be no entitlement to compensation for interruptions or cancellations resulting from such circumstances.
17. LIMITATION OF LIABILITY
The Landlord shall not be liable for:

17A. PARKING
Parking vehicles on the grounds of the Accommodation, the holiday park, or surrounding parking areas is entirely at the Guest’s own risk.
The Landlord accepts no liability for theft, damage, vandalism, burglary, loss of property, or any other damage to vehicles belonging to Guests or third parties.
18. RIGHT OF IMMEDIATE TERMINATION
The Landlord reserves the right to immediately terminate the stay without refund if Guests:
All resulting costs, damages, and losses shall remain payable by the Primary Guest.
In the event of immediate termination, the Guest must leave the Accommodation immediately upon the first request of the Landlord. If the Guest fails to comply, the Landlord is entitled to involve park management, security personnel, the police, or other competent authorities.
19. GUEST GUIDELINES
The Guest Guidelines (House Rules) form an integral part of this Agreement.
Any violation of the Guest Guidelines constitutes a breach of this Agreement.
20. CANCELLATION POLICY
Reservations are subject to the cancellation policy displayed during the booking process via Lodgify and/or on the Landlord’s website.
By making a reservation, the Primary Guest acknowledges having taken notice of and agreed to the cancellation policy applicable at that time.
In the event of any conflict between this Rental Agreement and the cancellation policy displayed during the booking process, the cancellation policy confirmed at the time of reservation shall prevail.
21. GOVERNING LAW
This Agreement shall be governed exclusively by the laws of the Netherlands.
Any dispute arising out of or relating to this Agreement shall be submitted exclusively to the competent court in the Netherlands.
The Primary Guest acknowledges and agrees that the Rental Agreement and the Guest Guidelines were made available prior to making the reservation and form an integral part of the reservation.
22. LEFT BEHIND PROPERTY
The Landlord accepts no liability for property left behind.
If property is found after departure, the Landlord may, at its sole discretion, store it, return it at the Guest’s cost and risk, or dispose of it if it is not claimed within 30 days after notification.
Any costs for storage, packaging, shipping, or processing of left-behind property shall be borne entirely by the Primary Guest.
ACCEPTANCE
By making a reservation, completing a payment, or entering the Accommodation, the Primary Guest confirms acceptance of this Rental Agreement and all applicable House Rules as set out in the Guest Guidelines.

To ensure that every guest can enjoy BLISS in the same condition and atmosphere, we kindly ask all guests to treat the property, its facilities, and the following house rules with respect.
General
Only registered guests included in the reservation may enter or use the property.
Jacuzzi
The outdoor jacuzzi is thoroughly cleaned and disinfected before each stay and is intended for use with clean water only.
The use of the following substances is strictly prohibited:
Any costs arising from contamination, blockages, damage, additional cleaning, water replacement, maintenance, repairs, or loss of rental income resulting from misuse of the jacuzzi shall be charged to the Primary Guest.
The indoor magnesium bath salts provided are intended exclusively for use in the indoor bath and must never be used in the outdoor jacuzzi.
Fire Pit
The fire pit must never be left unattended while lit.
Guests are responsible for using the fire pit safely and must follow all instructions provided.
Any damage, burn marks, smoke damage, fire-related incidents, or additional cleaning costs resulting from the use of the fire pit shall be charged to the Primary Guest.
Barbecue
Guests are responsible for using the barbecue safely and must leave it in a reasonably clean condition after use.
Any damage resulting from improper use, negligence, fire, grease residue, or failure to follow instructions shall be charged to the Primary Guest.
Trampoline
Use of the trampoline is entirely at the Guest’s own risk.
Children must be supervised by an adult at all times while using the trampoline.
The Landlord accepts no liability for accidents or injuries arising from its use.
Garden Furniture and Interior
Guests are requested to treat all furniture, furnishings, equipment, decorations, and facilities with care.
The Primary Guest shall be liable for damage including, but not limited to:
This includes indoor and outdoor furniture, cushions, decorative items, kitchen equipment, household appliances, smart TVs, and all other contents of the property.
Bed Linen and Towels
Bed linen, towels, bathrobes (if provided), and other soft furnishings must only be used for their intended purpose.
Excessive contamination, permanent damage, burn marks, or replacement costs may be charged to the Primary Guest.
Keys and Access Devices
Guests are responsible for all keys, access tags, and access devices made available during their stay.
Lost, damaged, or unreturned keys or access devices may require replacement of locks, cylinders, access systems, or security measures.
All associated costs shall be charged to the Primary Guest.
Security Camera
For security purposes, one camera is installed at the entrance area at the front of the property.
The camera does not record inside the property and does not monitor the private wellness areas or the backyard.
Damage and Additional Costs
The Primary Guest is fully responsible for any damage, loss, missing items, excessive cleaning, misuse of facilities, or violation of these House Rules.
The Landlord reserves the right to recover the costs of:
